Sellers should make sure all construction permits on their properties have been closed.  All inspections must be completed prior to a permit being closed and a Certificate of Approval or Certificate of Occupancy is issued.  To check the status of open permits contact the Hardyston Municipal Building at:

Sellers must also schedule an appointment with the Fire Official for a Smoke Detector/Carbon Monoxide Detector/Fire Extinguisher Certification (Certificate of Habitability).  Appointments should be scheduled at least two (2) weeks prior to closing.

The fees are as follows:

  • Payments received more than ten (10) business days prior to the change of occupancy is $35.
  • Payments received 4 – 10 business days prior to change of occupancy is $70.
  • Payments received less than 4 business days prior to change of occupancy is $125.

NOTE: Change of tenancy also requires a Certificate of Habitability (Smoke Detector/Carbon Monoxide Detector Certification) see details above.
